The proposals will redevelop the former Wellington Park Hotel site to deliver approximately 580 bedspaces of high-quality, purpose-built managed student accommodation, alongside new ground-floor active uses, public realm improvements and landscaped spaces for both students and the wider community.

The site is uniquely positioned beside Queen’s University Belfast, making it an ideal location for student living. It provides an opportunity to deliver accommodation at the heart of the campus, with only a ten-minute walk to the Lanyon Building and the Students’ Union building, supporting a more integrated student experience.

There is a well-established shortfall in purpose-built student accommodation in this part of Belfast, with existing and proposed supply not sufficient to meet this need.

The accommodation will be professionally operated by an experienced student accommodation provider, with on-site staff, secure access and clear management arrangements in place to ensure a safe, well-maintained and supportive living environment. A Student Management Plan will be agreed as part of the planning application process.

The design has been carefully developed to respond to its context at the junction of Malone Road and Wellington Park. Taller elements are located along the Malone Road, while the building steps down in height towards neighbouring residential properties. This “stepping” approach helps ensure the building reflects the transition from a busy arterial route to a quieter residential street, while also reducing visual impact and respecting the character of the conservation area.

As part of the planning application process, a Construction Environmental Management Plan will be agreed with Belfast City Council to minimise disruption, manage vehicle movements and control noise and dust. We would anticipate this forming a condition within the planning permission, should it be granted, and subsequently agreed with the Council prior to work commencing on site.
